Why is it needed?The Lleyn Peninsular is somewhat reliant upon tourism and farming and has historically suffered from poor road links. The town's physical topography (wedged between the sea and hillside) means it is somewhat lenear therefore expansion is limited. All developable areas have been built upon and the Environment Agency's intervantion in most planning applications leads to refusals. There are no obvious land parcels that can support town expansion perhaps except the harbour area however this is protected under "The Pwllheli Harbour Act 1983" which prevents retail and housing uses but other uses are permitted. The only other land area capable of being developed in Pwllehi centre is our site and of the 40 acres some 15-18 acres could be developed. |
