Why is it needed?
Anglesey suffers from an over-dependency on large scale employers which means if there is a closure it has a significant and catastrophic efffect of the Islands economy. There continues to be speculation over the economic life of Wylfa Nuclear Power Station (600 jobs) and whether a further reactor will be built alongside. The electricity generated at Wylfa is a cheap source of power for Anglesey Aluminium in nearby Holyhead that consumes 12% of Wales electricity needs. If Wylfa closes then Anglesey Aluminium becomes uneconomic and would need to close. Hence we see the "domino effect". In 2004, the major election pledge of Anglesey Councils' new leader WJ Williams was "jobs and homes" Unfortunately, a succession of companies have failed in Anglesey over the past 4 years, including Cwmni Cig Mon and Peboc with the loss of about 250 jobs. The WDA or DEIN built large industrial units in the nearby Bryn Cefni industrial estate however as we are all aware manufacturing has followed cheap labour in the former soviet block countries that acceeded to the EU on 1st April 2006. The answer in Anglesey is to have a more diverse employment base with modern jobs from a mix of home grown, national and international companies. However these companies need to be located in a prestige environment in bespoke offices to suit their needs. There are offices above shops in Llangefni but these are inadequate for modern day companies that need a regular shape footplate with full-accessed raised floors, cat 5 lighting, air conditioning,clear and colum free space and specific power requirements with adequate parking facilities. The initial proposal at Dafarn Newydd is for 10 acres of offices or approx 60,000 sq ft but there is additional land for "anglesey business park" to grow. There is latent demand for offices in Anglesey despite the fluctuating and often challenging economic conditions. Tenure would be flexible. |
